Agent FAQ

Mortgage Revenue Share, powered by Oaktree Funding

Straight answers to the questions real estate agents ask most before joining.

The program

What is Mortgage Revenue Share, powered by Oaktree Funding?

Mortgage Revenue Share is a program from Oaktree Funding Corp. (NMLS# 71640) that lets real estate agents and other relationship-driven professionals earn on the mortgage side of the transactions they already help create, through approved Oaktree roles.

Oaktree provides the mortgage platform: licensing, products, processing, underwriting and closing. You bring the client relationships.

What does this mean for me as a real estate agent?

You already find the client, build the relationship and guide the transaction. Mortgage Revenue Share gives you a way to add mortgage-side income to that work. You can earn in two ways:

  • Your own production: as a Business Development Manager (BDM) or as a licensed Loan Originator with Oaktree.
  • Your organization: when people you bring into the program fund eligible loans, that production can generate Mortgage Revenue Share for you across up to 7 tiers.
Do I have to leave my real estate brokerage?

No. Agents can participate in Mortgage Revenue Share while staying at their current brokerage. Check your brokerage's policies on outside business activities and mortgage relationships before you start.

Roles and licensing

Do I need a mortgage license to get started?

Not at first. The BDM path requires no loan originator license and has no cost to get started. Oaktree allows you to operate as a BDM for up to 10 transactions. After that, you'll need a Loan Originator license to continue.

If you wait until your 10th BDM transaction, Oaktree covers your licensing costs. Licensing typically runs $600–$950, depending on the state.

What does a BDM actually do?

On each transaction, a BDM completes at least 5 of these 6 activities, most of which agents already handle:

  • Send the borrower the application link
  • Have the borrower upload documents through the portal
  • Order the home inspection
  • Order verifications
  • Order the appraisal
  • Order the flood certification
What is involved in getting my Loan Originator license?

Standard requirements include about 20 hours of pre-licensing education, passing the SAFE Mortgage Loan Originator test, any state-specific education, a background and credit review, a surety bond in most states and registration through the NMLS. Once licensed, you work alongside a dedicated full-time MLO professional at Oaktree Funding. Your required activities are streamlined, and Oaktree's team handles processing, underwriting and closing.

See MortgageRevenueShare.com/lo-path for details.

Compensation

How am I paid?
  • As a BDM: $500 per eligible funded transaction when you complete 5 of the 6 required activities.
  • As a licensed Loan Originator: 0.5% (50 bps) of the loan amount on eligible funded loans, up to $2,500 per loan.

All compensation is subject to program requirements, licensing where applicable, eligible funded production and applicable law.

Why is compensation capped at $2,500 per loan?

To keep Oaktree's rates competitive for your clients. The cap is reached at a $500,000 loan amount. If a client rate-shops and finds Oaktree priced out of the market, that hurts the deal and your reputation. The cap is designed to protect both.

How does organization (tier) compensation work?

When people in your organization fund eligible loans, that production can generate Mortgage Revenue Share across up to 7 tiers. No license is required to earn organization income.

  • Tiers 1–3 open when you sponsor your first participant.
  • Tiers 4, 5, 6 and 7 open at 5, 10, 15 and 20 personally sponsored participants in your first tier.

After 6 months in the program, your organization must produce at least $1,000,000 in funded loans per quarter for you to qualify for organization compensation. This keeps every organization active and producing.

How much could I earn?

It depends entirely on your own production and the production of your organization. Rather than rely on hypothetical examples, use the Mortgage Revenue Share calculator to model your actual numbers. Earnings examples are illustrative and are not guarantees.

Your clients and compliance

Are my clients required to use Oaktree Funding?

No. Your clients are always free to choose any lender they want. Required disclosures are provided so they understand your relationship with Oaktree before they decide.

What disclosures do my clients receive?

Licensed Loan Originators who also act as the real estate agent on a purchase must have the borrower sign Oaktree's dual license Agent/LO disclosure. Oaktree will walk you through every disclosure your role requires during onboarding.

Is Mortgage Revenue Share allowed?

Compensation is paid only through approved Oaktree roles and is subject to licensing, required disclosures, program requirements and applicable federal and state law. Some restrictions apply:

  • VA and USDA loans are not eligible for Mortgage Revenue Share compensation.
  • Louisiana and Utah have state-level dual-licensee restrictions.
  • Oaktree does not currently lend in Hawaii, Nevada, South Dakota, Missouri, Rhode Island or New York.
Which loan types are included?

Mortgage Revenue Share can apply to purchase loans, refinances, HELOCs, bridge loans, fix-and-flip loans and reverse mortgages, subject to program eligibility. VA and USDA loans are excluded from compensation.

Is there an opportunity to join Oaktree full-time?
